The Best Home Improvements Aren't Always the Biggest

When homeowners decide to invest in their home before selling, it's easy to assume that bigger renovations will lead to bigger returns.

But that's not always the case.

Recently, Renovation Sells Co-Founder and COO Amanda Valente was featured in a Homes.com article discussing the home improvements that add the most value and the projects homeowners should think twice about before investing in.

It's a conversation we have with homeowners every day.

The goal isn't to renovate everything. It's to understand which updates will make the biggest impact on buyers.

Renovate for the Next Owner, Not Yourself

One of the biggest mistakes homeowners make before selling is renovating based on personal preferences rather than buyer appeal.

As Amanda shared in the Homes.com feature:

"Your home is yours, and any improvements you make are to enjoy while you live there. When it comes to resale, you may not get an ROI on certain improvements, and you may shrink your buyer pool."

That doesn't mean homeowners shouldn't personalize their space while they live there. It simply means that preparing a home for the market requires a different mindset.

Instead of asking, "What would I love?" the better question is, "What will help the next buyer fall in love with this home?"

Bigger Isn't Always Better

Luxury additions often sound like a great investment, but they don't always translate into a higher sale price.

Amanda points out that features like oversized outdoor kitchens, elaborate landscaping, pools, cold plunges, and saunas can actually narrow your buyer pool because many buyers see them as additional maintenance rather than added value.

That doesn't make them bad investments. They just may not be the right investments if your primary goal is maximizing resale value.

Focus on the Updates Buyers Notice

The best return often comes from improvements that help a home feel clean, updated, and move-in ready.

A refreshed kitchen, updated bathrooms, fresh paint, modern lighting, and strong curb appeal all work together to create a positive first impression. These are the spaces buyers notice first, and they're often the updates that help a home stand out in a competitive market.

You don't always need a complete renovation. Sometimes thoughtful, strategic improvements make the biggest difference.
