In Southern New England, Amy and Brian Nowak of Renovation Sells tackled the challenge of transforming a property that had struggled to attract buyers in its existing state. The Challenge:
The house presented a unique challenge. It had been on the market throughout the previous summer without attracting buyers, mainly because it felt cold and unwelcoming and had a layout that didn’t make sense. Major issues included a confusing entrance and an outdated kitchen and dining area that didn’t use the space well. The property needed a big makeover to reach the asking price and attract buyers.
"Agent Susan Mitchell reached out about this home, which sat on the market all summer,” said Amy. “Especially given its ideal beach access location, both the agent and seller knew it had potential, but buyers couldn’t get over the glaringly outdated features - like the textured popcorn ceiling, subpar countertops, and tired lighting and cabinetry."
Strategic Renovation:
Working with Realtor® Susan Mitchell, Amy and Brian set out with a clear plan: to improve the home’s functionality and make it shine on the market. They concentrated on several important areas:
Kitchen Overhaul: Knowing the kitchen is central to a home, they completely redid it. This involved putting in new cabinets and countertops, rearranging the layout to make it work better, and adding new appliances. These updates not only brought the kitchen up to date but also made it a key selling point of the home.
Entrance Redesign: The makeover started with fixing the home’s entrance. Originally, the entrance was confusing and unwelcoming, using a patio door as the main entrance. The Nowaks installed a proper front door that led to a beautiful wraparound porch, instantly improving the home’s exterior and making it welcoming.
Reconfigured Living Spaces: They turned a mixed-use space that previously acted as a family room into a formal dining area. This change made better use of the space and added a touch of elegance that was missing before.
Interior Updates: The renovation also included new paint, fixtures, and refinishing the hardwood floors to make the entire home look brighter and more modern.
Execution & Collaboration:
The renovation started in January, after careful planning and coordination with their RS designer, the realtor, Susan, and the homeowner. Susan’s deep knowledge of the local market was crucial, guiding the renovation decisions to meet the expectations of buyers in Southern New England.
“Strategic selections were crucial to strike the balance of providing potential buyers with finishes that were suitable for this caliber of home, while giving the seller the highest return,” said Briana Gershenzon, Renovation Sells Chief of Design.
Communication was key throughout the renovation process. Amy, Brian, and their team stayed in close contact, making sure every detail was done perfectly. They worked through various challenges and changes, always keeping the project on time and within budget.
Impressive outcomes:
The end result was amazing. The new front door immediately made the property look more attractive, creating a strong first impression. The completely redone kitchen attracted potential buyers with its functionality and timeless design. Adding a formal dining area also improved how the home flowed and was used.
The once cold and unappealing house had become a warm, inviting home that called out to families to envision their future in.
