Flooring isn't always the first thing homeowners think about when planning updates.

But buyers notice it almost immediately.

Because flooring spans nearly every room in the home, it has a major impact on how a property feels. The right flooring can make a home feel updated, well-maintained, and move-in ready. The wrong flooring can have the opposite effect.

Recently, Renovation Sells Co-Founder and COO Amanda Valente was featured in a Real Simple article discussing the flooring materials that tend to add the most value and appeal to buyers.

While there isn't a one-size-fits-all answer, there are a few materials that consistently stand out.

Hardwood Remains the Gold Standard

It's no surprise that hardwood continues to top the list.

"Buyers still view hardwood floors as the gold standard for look and quality," says Valente.

Hardwood offers a timeless look, long lifespan, and broad appeal across a variety of home styles. Warm wood tones and lightly distressed finishes continue to be popular because they create a welcoming feel and age gracefully over time.

The downside is cost. Hardwood is often one of the more expensive flooring options, and it isn't always ideal for moisture-prone areas like bathrooms.

Engineered Hardwood Offers Flexibility

For homeowners who love the look of hardwood but need something more practical, engineered hardwood can be a strong alternative.

"It gives buyers a similar feel to hardwood, and actually holds up better to humidity and changes in temperature," says Valente.

Because of its durability, engineered hardwood can be a good option for kitchens, bathrooms, and homes located in climates with significant seasonal changes.

Luxury Vinyl Plank Continues to Grow in Popularity

Luxury vinyl plank (LVP) has become one of the most common flooring choices in recent years.

"It's a readily available, economic option that can look very impressive," says Valente.

Many buyers prefer LVP over carpeting because it's easier to maintain, durable, and available in a wide range of styles.

For the best results, Valente recommends choosing lighter wood tones and natural-looking finishes rather than dark or high-gloss options.

Tile Still Makes Sense in the Right Spaces

When it comes to bathrooms, laundry rooms, and other wet areas, tile remains one of the best investments.

"Tile is the most practical and durable option for bathrooms, showers, or any other wet areas in the home," says Valente.

Buyers continue to gravitate toward timeless tile selections that balance style and function. Natural stone options and classic patterns tend to have the broadest appeal.

Consistency Matters More Than You Think

While homeowners often focus on the specific material, one of the biggest design mistakes is mixing too many flooring types throughout the home.

"My recommendation is to choose one material and utilize it throughout the house so that there are not material changes between bathrooms, bedrooms, and kitchen," says Valente.

A consistent flooring plan creates a more cohesive look and helps the home feel larger and more intentional.

Choosing the Right Flooring for Your Goals

The "best" flooring ultimately depends on your budget, your home, and your goals.

For some homeowners, hardwood is worth the investment. For others, engineered hardwood, LVP, or tile may provide the right balance of durability, appearance, and cost.

The key is selecting materials that fit the home and appeal to today's buyers.

If you're considering flooring updates and aren't sure where to invest, our team can help you evaluate your options and determine which improvements make the most sense for your home.
